Do I need planning permission for an extension?Guide

Three routes

Most home extensions go through one of three routes: permitted development, where no application is needed if the project stays within set limits; prior approval, a lighter application for some larger single storey rear extensions; or a full householder planning application.

Permitted development

Permitted development rights let you build some extensions and lofts without applying for planning, as long as they stay within size, height and position limits and use similar materials. The rules are set out in the government's technical guidance for householders.

Rights are reduced or removed in conservation areas, for listed buildings, and on some estates where they were removed when the houses were built.

When you need an application

Double storey extensions, large side extensions, mansard lofts and most work in conservation areas or on listed buildings need an application. In the Green Belt, councils also look at how much the house has grown over time.

Your local council

Around our area, planning is decided by Guildford Borough Council, Elmbridge Borough Council, Woking Borough Council, Epsom and Ewell Borough Council and Mole Valley District Council. The Planning Portal has interactive guides for each type of project.

Building regulations

Planning and building regulations are separate. Almost every extension and every loft needs building regulations approval for structure, fire safety, insulation and drainage. We handle both.
